WCM is a construction consultancy providing construction services from project inception through to completion.

We provide our services to both clients and contractors to help in project feasibility assessments and tendering through to construction management on site. Early project engagement gives clients both commercial and programme certainty and the opportunity to develop innovative solutions to improve value and reduce risk. 

Our services are designed to be flexible from RIBA stages 1 to 6 and can be tailored to meet client/contractor requirements.

       About Construction Management:

• WCM is employed as a consultant working for the Employer, based on an agreed fixed fee
• WCM is engaged early to give construction, buildability and procurement advice
• WCM undertakes the Principal Contractor role on site including programme, safety, quality, financial management and reporting under a fixed percentage fee
• WCM agree costs up front, and these are transparent - not hidden in a Contract Sum Analysis
• WCM tender and negotiate items like supervision, accommodation, hoardings and temporary works in an open book way
• WCM works with the Employer and wider construction team to agree Trade Packages and Trade Package Contractors
• WCM manages the procurement of Trade Contractors on behalf of the Employer
• The trades package contractors are employed by and paid directly by the Employer and not by WCM
• All payments are made directly by the Employer to the trade contractors resulting in fair payments, better buying power and complete transparency
• Construction Management is approximately 5% cheaper than D&B due to the fundamental difference between CM and Contractors
• The design is retained by the Employer - no erosion of the design – we do not design or offer any design advice
• Every team member’s effort is directed at the success of the scheme - not gaining back profit for the company
